CityCentre Convention Center: 40,000 SF of Mod Bit in the Middle of a Busy District

The challenge

We restored the existing modified bitumen roof in place with a fabric reinforced fluid-applied system. While there was nothing complicated about the job, the nature of the use of the center required that we be flexible with our approach and schedule.

Our process does not typically change. However, we often make adjustments in our plans when circumstances require that. While our approach is usually considered non disruptive, we found out in this case that even the slightest noise can make an impact.

Conferences are platforms for educational presentations and product displays. This environment requires quiet. Much to our surprise, we were notified that when we were moving our buckets of material, and placing them on the roof top, that due to their weight, it was creating enough noise so to be disruptive.

Compared to traditional roofing, this is quiet, but even our process under these conditions interfered with the presentations. We accommodated them by working around their conference schedule. This delayed our completion, but satisfied the occupants.

What we did

Modified bitumen is a good substrate for this. What it loses with age is its granular surface — the granules that shield the asphalt below from UV wear away long before the membrane loses its structural integrity. Restoring it gives the owner the remaining life of the existing system plus a new reflective weathering surface over the top of it. This came with a 20 year renewable warranty.

Why it matters

Less debris, no crane picks, no closures. For a venue in the middle of CityCentre, the logistics were as much of the value as the roof.

The reflective finish also helps a building that is working hard to condition a large open event space in Houston heat, with a lot of rooftop equipment doing that work.

One note on upkeep: a reflective roof only keeps saving energy while it stays clean. A white surface in Houston picks up dirt, so plan on washing the roof every four to five years to hold it at maximum reflectivity and efficiency.
